Typical todayWith all threeChange

Typical means the median score and median nightly rate of the type. The rate premium is what properties listing these facilities charge, other things equal; it counts only if you charge it, at the same occupancy. Same arithmetic as the planner: overlapping effects are shrunk and capped at the type's facility ceiling.

Small things guests reward in every country

Each country is its own model, so 5 of 5 means five separate confirmations. Several of the cheapest items on the list lift the score everywhere.

  • Air conditioning+0.21 in 5 of 5 countries
  • Hairdryer+0.16 in 5 of 5 countries
  • Mosquito net+0.15 in 5 of 5 countries
  • Board games/puzzles+0.11 in 5 of 5 countries
  • Garden+0.08 in 5 of 5 countries
  • Wine/champagne+0.08 in 5 of 5 countries
  • Streaming service (like Netflix)+0.09 in 4 of 5 countries
  • Safety deposit box+0.09 in 4 of 5 countries

Big spends guests don't score higher

Three-year cost, build plus running, for a 40-room midscale hotel in Germany. An indoor pool comes to about €980k, and guests score it lower. Some of these earn a higher nightly rate instead; the study shows which.

  • Restaurant€1.15M no score lift
  • Indoor swimming pool€980k guests score it lower
  • Spa & wellness centre€640k no score lift
  • 24-hour front desk€360k guests score it lower
  • Kitchen€320k no score lift
  • 24-hour security€300k guests score it lower

Facilities only take you so far

A full facility list adds +0.62 to +0.76 points over a typical one in Germany, depending on the type of property. Past that, the score comes from service, cleanliness and upkeep.

  • Apart / serviced+0.76 max
  • Boutique / design+0.70 max
  • Gasthof / guesthouse+0.70 max
  • Midscale / standard+0.65 max
  • Budget / economy+0.63 max
  • Grand / upscale+0.62 max

The same facility works differently by country

A slice of the heatmap in review-score points. A dash means tested with no measurable effect. Green lifts the score, red lowers it.

Questions

Where does the data come from?

Publicly displayed listing information on a major online booking platform (review scores, sub-scores, review counts, listed facilities and one dated price check for the same stay) for every hotel, aparthotel, guesthouse, inn and hostel with 20 or more reviews in the five countries, collected in October 2026 without logging in. No reviewer names, review texts, photos or descriptions were collected. The figures are a dated snapshot, not live data.

How are the effects measured?

Each country has its own model of the review score and the nightly rate, controlling for price, star class, size, location and how much a property lists in total. Every effect is checked for stability across hundreds of resamples and graded by how stable it is.

Will it fit my type of property?

Results are split into six types: budget, midscale, boutique, Gasthof or guesthouse, upscale, and apart or serviced. Try the picker at the top of the page with your country and type.

Does it show individual hotels?

The report and planner don't: every figure is an aggregate of at least 10 properties, and competitor comparisons are anonymised groups of the same type nearby. Only a snapshot names properties, privately, for the one hotel that ordered it.

Is a facility effect a guarantee?

No. These are strong associations after the controls above. They tell you where the evidence points, not what will happen to one hotel.

How do updates work?

The study is re-run every autumn with the same method. Yearly buyers get each new edition and a page on what changed. The 2026 edition stays available to edition buyers until the 2027 edition is out.

Can I get a refund?

Access starts the moment you pay, so the 2026 edition and the snapshot are final, except where consumer law or our reseller Stripe's terms give you a refund. That's why this page shows real results first: the picker, the before-and-after table, the charts and the free sample are the study's own numbers. The yearly plan renews once a year; cancel any time and it ends with the year you paid for. Link (Stripe) emails the receipt and invoice with VAT; download them again or cancel at app.link.com.

Who is behind this?

Mikhail Sivashinskiy: eleven years in hotel operations and openings, co-founder of Wandery Hostels, Regional Lead at limehome and lecturer in Rooms Division Management. The study is independent: no platform, supplier or hotel chain pays for it.
